The median has moved $355,000 since March. The price per square foot has barely moved at all.

One took 234 days to settle for 73 cents on its own dollar. What closed inside the gates, and what it got:

The number nobody quotes

Every headline about this island quotes the median sale price. Since March that number has been as high as $1,110,000 and as low as $755,000 — a $355,000 swing in six months. Read alone, it looks like a market lurching around.

Now look at the median price per square foot over the same six months: $304, $289, $289, $323, $292, $287, and $289 this month. A band of roughly twelve percent, and it ends almost exactly where it started.

That is the whole point. The median tells you which homes happened to sell that month. Price per square foot tells you what buyers are actually paying for space on Skidaway Island. One has been volatile. The other has been remarkably steady all year.

59 homes are active inside the gates at a $799,000 median asking price. 20 are contingent at a $874,000 median, and 11 are under contract at a $1,095,000 median — the higher end is moving.

Withdrawn and expired counts cover the same six-month window as the closing figures. That is 38 sellers who tested a number the market declined, against 132 who found one it accepted.

What the numbers say

Seven homes closed inside the gates between September 2 and September 8, from $2,300,000 down to $455,000 — $7,030,000 of volume in a single week.
6 Huntingwood Retreat got its full asking price, and it got it in a day. At $1,600,000 that is the second-highest close of the week, and it is the only home on this list that gave up nothing at the table.
29 Monastery Road is the other end of the same market. It took 234 days to find its buyer and closed at 73.2% of ask — the only home this week to settle for less than nine tenths of what it wanted.
The median home got 96.6% of its asking price, and five of the seven closed within four points of ask. The deepest discount of the week belongs to the home that also sat the longest.
