What the numbers say

Seven homes closed inside the gates between August 26 and August 31, from $1,875,000 down to $479,000. The top sale went under contract in eight days. The bottom sat for two hundred and ninety-four.

August closed at a median of $794,500 — the lowest monthly median since March, and it lands directly after June at $1,079,500 and July at $960,000.

Days on market climbed to 78 in August, up from 47 in June. Four of the month’s closings had been listed more than 130 days, which pushes the days figure up and the median price down at the same time. The backlog moved; demand did not stop.

Where it stands today: 58 active listings, a median ask of $799,500, and 2.8 months of inventory. Under six months is a seller’s market. The quiet number is the 33 sellers who came to market, did not find a buyer at their price, and left.
